Spray foam, blown-in, and fiberglass insulation for offices, warehouses, churches, schools, retail spaces, and multi-unit buildings. Fully insured. Coordinated installation that works around your operations.
Insulating a commercial building is not the same as insulating a house, and contractors who treat it that way produce substandard results. Commercial projects involve larger cavities, different fire-rating requirements, thicker assemblies, structural steel framing, complex mechanical systems, and coordination with general contractors, architects, and building inspectors.

Insulation Service LLC has been insulating commercial and institutional buildings across central Illinois since 1974. We carry the general liability coverage, the workers' compensation insurance, and the equipment capacity to handle projects that smaller residential-only crews cannot. We provide certificates of insurance on request, coordinate with your GC or project manager, and schedule work around your business hours when the building is occupied.
If you manage a commercial property in the Mattoon, Champaign, Decatur, or Effingham area and your energy bills are climbing, your tenants are complaining about temperature inconsistency, or you are planning new construction that needs insulation specified and installed, we are the contractor to call.
Wall cavity insulation, attic or roof deck insulation, and air sealing for single-tenant and multi-tenant office buildings. We work after hours or on weekends to avoid disrupting office operations.
Steel-framed warehouses need insulation that addresses thermal bridging through metal purlins and condensation. We apply closed-cell spray foam for continuous coverage.
Retail spaces and restaurants need insulation that controls temperature for customer comfort and meets energy code requirements for the building's occupancy classification.
Many churches are older buildings with minimal insulation, high ceilings, and heating systems that struggle. We insulate attic spaces, wall cavities, and basement areas.
Schools and municipal buildings have specific code requirements for fire-rated assemblies, occupancy classifications, and mechanical ventilation. We coordinate with architects.
Apartment buildings, townhome complexes, and mixed-use properties need insulation in party walls, exterior cavities, and attic spaces with specific fire-rating requirements.
The highest-performance option. Closed-cell spray foam provides R-6 to R-7 per inch, acts as both air barrier and vapor retarder, and adds structural rigidity. For metal-framed buildings, it's the only method that eliminates thermal bridging.
Blown-in cellulose and fiberglass fill enclosed wall cavities, attic floors, and irregular spaces. Dense-pack cellulose is particularly effective for retrofit projects where wall cavities need insulation without removing interior finishes.
Cost-effective for new construction wall cavities, ceiling assemblies, and floor systems where stud bays are open and accessible. Often specified in fire-rated assemblies per UL or GA fire-resistance directories.
General liability coverage and workers' compensation insurance at the levels commercial projects require. Certificates of insurance provided on request.
Insulating commercial buildings since 1974. Offices, warehouses, churches, schools, and municipal buildings across central Illinois.
Direct coordination with your general contractor, architect, and mechanical subcontractors. Submittals and product data provided when required.
Work scheduled after hours, on weekends, or in phases. We contain dust, protect surfaces, and clean up after each session.
Installation to 2021 IECC specifications. Documentation of installed R-values, material data sheets, and coverage verification for inspections.
Equipment and crew capacity for commercial-scale projects without subcontracting. Single point of accountability.
Commercial insulation costs vary based on building type, insulation material, assembly thickness, accessibility, and project complexity. Below are general ranges for common scenarios.
| Project Type | Typical Cost Range |
|---|---|
| Spray foam, commercial walls and roof (closed-cell, 2") | $3.00 to $5.00 per sq ft |
| Spray foam, commercial walls and roof (closed-cell, 3") | $4.50 to $7.00 per sq ft |
| Blown-in cellulose, commercial attic (R-49) | $1.50 to $3.00 per sq ft of floor |
| Dense-pack cellulose, existing wall retrofit | $2.00 to $3.50 per sq ft of wall |
| Fiberglass batt, new construction walls (R-13 to R-21) | $1.00 to $2.50 per sq ft |
| Fiberglass blanket, metal building (between purlins) | $0.75 to $1.50 per sq ft |
These are starting points for budgeting, not fixed prices. Every commercial project receives a custom estimate. For new construction, we work from architect specifications. All estimates are free and carry no obligation.
For steel-framed warehouses and commercial structures, spray foam eliminates thermal bridging and condensation.
